The outbuilding in question was formerly a piggery and is located on the east (rear) side of the house in the back yard. It is presently in a very poor condition with a failed corrugated plastic roof, rotten windows to the front elevation and considerable erosion to the stone and brick on the front wall which faces onto the back yard.
The building is, however, structurally sound as the side and rear walls have had failed stones replaced and completely repointed in lime. The inner wall to the front is also in sound condition so the two issues are the outer front wall and the roof.
The proposal is to:
- Carefully dismantle the outer wall and rebuild in stone and bricking lime mortar, with slightly enlarged door opening as this is currently below head height
- Reduce the height of the brickwork by two courses (these upper courses are a more recent addition), allowing the windows to be brought down by two courses and thereby allowing a wall plate to support the new solid roof structure
- Install six new windows to replace the existing ones but with glazing bars to match the existing garden room. Windows to use slimline double glazing and glazing bars that are integral to the frame
- Replace the failed corrugated plastic roof with a new slate roof with two Rooflight Company Conservation Rooflights to allow ingress of light. The roof is not overlooked by any other properties.

Since the first application on behalf of our client, 19/00922/FUL, and the subsequent application, 20/01362/FUL, relating to alternations and extensions to Grantcliffe House, the building's condition has severely deteriorated. The attached documents demonstrate that the host dwelling is beyond salvage with respect to undertaking the alterations, extensions and renovations in accordance with the approved planning permission 20/01362/FUL. In light of this, and giving due consideration to the health and safety of contractors and members of the public, and the economic viability of the restoration of the host dwelling, this variation of conditions application constitutes a proposal to rebuild the host dwelling using materials reclaimed from the existing building and new materials that match the existing facing materials where reclamation is not feasible.
Grant permission to reconstruct the host dwelling in accordance with the submitted schedule of works and methods statements in lieu of condition 4 on 20/01362/FUL.
